Masonry Walls in Toronto: Types, Construction, and Cost
A masonry wall is one of the simplest things in construction. And one of the most varied. Brick, stone, or concrete block units bonded with mortar into a flat assembly that holds itself up. The basic idea has not changed since the Romans laid the Pantheon. As a Toronto masonry contractor running brickwork, masonry repair, and stucco coordination on commercial and residential projects, we see every type of wall every week. What changes is the application: load-bearing structural walls, exterior cladding, garden walls, retaining walls, parapet walls, fire walls. Each has different design requirements, different materials, different costs, and different failure modes. We build, repair, and restore masonry walls across Toronto and the GTA every week. This is a homeowner’s-eye write-up of the wall types we run, what each one does, what it costs, and the practical points worth knowing before you commit to a project.
Load-bearing versus non-load-bearing walls
First split in any masonry wall conversation: does the wall carry weight, or not?
Load-bearing walls hold up the structure above. Joists. Beams. Floor. Roof. Pre-1930 Toronto homes often have load-bearing brick exterior walls. The wall is the structure. Modern residential construction (post-1960) almost always uses wood or steel framing for the structure. Brick or stone goes on as non-structural cladding skin. Commercial buildings use concrete masonry units (CMU, ASTM C90) as load-bearing walls more often than residential.
Distinction matters because removing or modifying a load-bearing wall takes a structural engineer, a building permit, and replacement support — a beam, a steel lintel, an LVL. Modifying a non-load-bearing cladding wall is usually straightforward in comparison. Replace the brick face. Repoint the joints. Add a feature.
Tell which is which: pre-1930 Toronto exterior walls are usually load-bearing. Post-1960 exterior walls are usually cladding over framing. Interior partition walls in pre-war homes go either way. They need confirmation before any demolition.
Common wall types we work with
Six wall categories cover almost every residential and small-commercial scope across the GTA.
Solid brick walls. Two or three wythes of brick laid in a continuous bond. Pre-1930 residential exterior. The structure is the brick itself. Mortar joints carry shear. Brick courses carry compression. Almost always laid in soft lime mortar. Repointed today they need NHL5 hydraulic lime mortar, per National Park Service Brief 2.
Brick veneer over framing. Single wythe of face brick (ASTM C216) tied to a wood or steel frame behind it. Veneer is non-structural. Frame carries the load. Standard residential construction across Toronto from the 1960s onward. Brick ties anchor the veneer to the framing every 16 inches vertical, every 32 inches horizontal.
Concrete block walls. ASTM C90 concrete masonry units. Hollow or solid. Used for foundation walls below grade, structural commercial walls, garden walls, and as a backup wall behind exterior brick or stone veneer. Cheaper per square foot than brick or stone. Less attractive on visible elevations.
Stone walls. Natural stone (limestone, granite, sandstone, dolomite) laid with mortar. Can be load-bearing on heritage buildings. Full-bed cladding on monumental modern projects. Veneer over framing on residential. Indiana limestone, Eramosa, Owen Sound Ledgerock, Wiarton dolomite — the common Ontario sources.
Retaining walls. Hold back soil. Segmental concrete blocks (Allan Block, Unilock, Permacon, Versa-Lok, Techo-Bloc). Natural stone gravity walls. Reinforced concrete cantilever walls. Gabion walls. Engineered for the lateral earth pressure of the soil they retain.
Garden and freestanding walls. Non-load-bearing decorative or boundary walls. Brick or stone. Often paired with a cap stone or coping. They sit on a footing below frost line. Ontario Building Code Section 9.12.2.2 requires 1.2 metres minimum, so the wall does not heave in winter.
How a masonry wall is actually built
Sequence varies by wall type and scale, but the core steps are consistent across the board:
Foundation or footing. A masonry wall sits on a footing or foundation that goes below frost line. For garden walls in Toronto, that is 4 feet minimum. For load-bearing walls, the footing is engineered to carry the wall plus the structure above. Concrete or stone footings are standard.
Layout. Plumb lines, corner stakes, course-height story poles. The wall layout is established before any mortar mixes.
First course. Set on a full mortar bed. Levelled, plumbed, checked at every corner. The first course determines the wall’s straightness for its lifetime. A bad first course is the most common reason a wall reads crooked at year five.
Subsequent courses. Each course laid on a 3/8 to 1/2 inch mortar bed, plumbed and tooled. Joint profile varies (concave, weathered, raked, flush) and matches the architectural intent.
Reinforcement. Brick ties on veneer walls, horizontal joint reinforcement (ASTM A951) on tall walls, vertical rebar in cores on reinforced concrete masonry. Specified by the structural engineer where applicable.
Weep holes and flashing. Every horizontal interruption (windowheads, deck connections, foundation top, lintels) gets flashing and weep holes. Without these, water that penetrates the wall has no exit path and freeze-thaw destroys the wall from the inside.
Cure. Mortar reaches full strength at 28 days. The wall can be loaded earlier, but full design strength requires cure time.
A typical residential masonry wall — say a 30-foot garden wall — runs 4 to 7 working days from excavation to cap stone. A two-storey exterior brick veneer wall on a custom home runs 2 to 4 weeks during the masonry phase.
Costs of masonry walls in the GTA

Add $1,500 to $4,500 for two-storey scaffolding on residential exterior walls. Engineered drawings on retaining walls over 4 feet add another $1,500 to $4,000.
Why some walls fail in 10 years and others last 100
Three failure modes cause almost every wall problem we diagnose in the GTA. Brick repair scope on residential and commercial properties almost always traces back to one of these three:
First is water. Water gets behind the masonry through a failed mortar joint, missing flashing, damaged sill, or cracked cap. Toronto runs through 30 to 50 freeze-thaw cycles per season according to Environment Canada. Each cycle expands the trapped water. The surrounding masonry cracks. Three to five winters later the hairline crack is a missing chunk of brick or a separated mortar joint. A decade in, the upper courses are loose enough to lean. Waterproof detailing — flashing, weep holes, breathable sealers — prevents this entirely.
Second is mortar mismatch. Pre-1930 Toronto walls were laid in soft lime mortar. Repoint them with hard Portland cement mortar (Type N or higher) and the mortar becomes harder than the brick around it. The brick cracks first. Heritage walls need NHL5 hydraulic lime mortar, full stop.
Third is foundation movement. A masonry wall is rigid. The ground underneath is not. If the footing settles unevenly, the wall cracks. The fix takes diagnosis of the underlying cause (water saturation, frost heave, soil consolidation, tree roots) before any wall repair makes sense.
The walls that last a century are the ones built right and maintained right. Annual visual inspection. Repointing at year 30 to 50. Cap and flashing replacement when needed. The walls that fail in a decade almost always have one of the three issues above caught too late.
Wall finishes and joint profiles
The visible difference between an average masonry wall and a beautiful one is usually the joint profile and the finish. The same brick can read warm and traditional with one joint style and sharp and modern with another.
Concave joint. The most common Toronto residential profile. Recessed slightly with a curved face. Sheds water well. Hides minor irregularities in brick alignment.
Weathered joint. A diagonal cut from the lower edge of the upper brick to the upper edge of the lower brick. Sheds water exceptionally well. Common on exposed exterior walls where weather is the primary concern.
Raked joint. Recessed deep, square inside. Gives the wall a strong shadow line and a heavy, textured look. Worse at shedding water than concave or weathered profiles, so used mostly on protected interior walls or accent walls.
Flush joint. Tooled level with the brick face. Gives a flat, uniform appearance. Used on contemporary builds and tight modern detailing.
Struck joint. A diagonal cut sloping the opposite direction of weathered. Largely historical now; we see it on pre-1900 commercial buildings.
Mortar colour is the second lever. Standard grey is the default. Buff (warm tan), white, charcoal, and red-tinted mortars all change the wall’s character significantly. We bring colour samples to the second visit on every project where the joint is going to read as a design element.
Wall maintenance schedule
A masonry wall needs less maintenance than almost any other building component, but the maintenance it does need is non-negotiable.
Annual visual inspection. Walk the wall after spring melt. Look for white efflorescence stains (water inside the masonry), crack patterns, missing mortar at joints. Photograph anything new.
Cap and flashing inspection at year five and year ten. Cap stones are the most water-exposed component on most walls. Failed caps are the single most common reason walls develop water damage in their second decade.
Repointing at year 30 to 50. Mortar joints erode at a slower rate than brick. When the joints are recessed more than 1/4 inch below the brick face, repointing is overdue. Heritage walls in NHL5 lime go 50 to 80 years between repointing cycles.
Brick or stone replacement on individual failed pieces every 50 to 80 years. Heritage walls handle this on a 100-year cycle. Modern walls slightly faster.
Heritage and Toronto wall history
Most pre-1930 Toronto residential brick walls were laid in Don Valley Brick Works red. The works closed in 1989. Cap Brick Vintage, Bowman Masonry, and Arcana Materials carry period-correct salvage stock for restoration. Pre-1930 stone walls in Cabbagetown, the Annex, and Riverdale typically used Indiana limestone or Owen Sound Ledgerock paired with the brick. Heritage Conservation District work — Cabbagetown, Annex, Riverdale, Roncesvalles, Leslieville — needs Heritage Preservation Services approval for any structural wall change.
