Masonry fireplace repair in Toronto and the GTA
A fireplace that smokes back into the room, shows hairline cracks across the firebox floor, or sheds mortar dust onto the hearth has a masonry problem, not an appliance problem. Most fireplace repair in Toronto homes older than 1970 starts there. Heat and combustion gases need to go up the flue, and the brick and mortar that channel them have a finite life.
We provide masonry repair services for brick fireplaces and stone fireplaces across the GTA. That covers the firebox, the hearth, the smoke chamber, the surround, and the masonry chimney they connect to. Our crew works on all common types of fireplaces in Toronto except gas appliances. We do not service gas fireplace ignition, pilot lights, or gas lines, which is a separate licensed trade.
Symptoms that mean your fireplace needs masonry repair
Most masonry failures are spottable from the couch.
Smoke pulling back into the room when you open the damper is the first one. The cause is almost always upstream: a blocked or undersized flue, a damper that no longer seals, negative pressure inside the house from a tight envelope, or a chimney that just does not clear the roofline by enough to get a clean draft. We figure out which one it is before quoting anything.
Cracks in the firebox interior, anywhere from hairline to fingernail width, mean the refractory mortar around the firebrick has aged out. The physics are simple. Heat the firebox to several hundred degrees, then let it cool. Repeat a few hundred times across a few winters. Joints open.
If you sweep the hearth and find a fine sand of crumbled mortar, that is freeze-thaw on the exterior brick combined with heat cycling on the interior. Toronto’s January average sits around −7 °C and dozens of freeze-thaw events each winter slowly grind the joints down. Soot in the flue speeds the cycle up.
White, chalky salt streaks on chimney brick are called efflorescence. They are not the problem on their own. They are a flag that water is moving through the masonry and depositing minerals as it dries, and that usually means chimney repair work waiting somewhere upstream.
Loose hearth stone, or a surround brick that wiggles when you push on it, is bond failure. Water gets in, the bond breaks down, sometimes structural movement helps it along.
Restoration vs renovation: which one your fireplace needs
Restoration keeps the existing fireplace and brings it back. We repoint the mortar, repair the firebox, fix up the hearth, and clean the original brick or stone so the original character stays intact. That is what a heritage fireplace usually wants, and what any fireplace with sound original materials usually wants too. A lot of our masonry repair and maintenance work sits in the older Toronto neighbourhoods. Cabbagetown North on its own carries roughly 700 primary buildings under its Heritage Conservation District plan, most of them late-19th-century Victorian semis still running on original masonry fireboxes and original masonry chimneys. Add the heritage cores of the Annex, Riverdale, Roncesvalles, Leslieville, and the bulk of our service calls land on pre-1950 stock.
Renovation is the other path. Different surround material, new mantel installation, swapping brick for stone or vice versa, partial brick replacement where the damage is too deep to repoint, sometimes a brand new fireplace altogether. Renovation makes sense when the original materials are gone past saving, or when the homeowner just wants something different to look at. Most GTA jobs are honestly some of both. Rebuild the firebox and smoke chamber where it counts, then put a new stone surround and mantel on the public face that everyone sees.
A word on cost. Tuckpointing across the GTA usually runs $15-30 per square foot. Most fireplace and chimney jobs come in above the $1,500-2,500 small-job minimum that dispatches carry (HomeStars contractor data, 2025). Tuckpointing done with the right mortar by a careful tech lasts 25-30 years. Tuckpointing done with the wrong mortar gives you maybe a couple of seasons before it starts to wash out again.
What the Ontario Building Code says about your fireplace
A lot of contractors hand-wave at “Ontario standards” or “the building codes” without ever pointing at a clause. There are three the inspector actually measures against on a fireplace job, and they are worth knowing before any repair starts.
The first one is Article 9.22.9.1. It sets the clearance from a fireplace opening to anything combustible: 150 mm minimum to the side. If something like a wood mantel or trim projects more than 38 mm out from the face above the opening, that piece has to clear the top edge by at least 300 mm. We see violations on this constantly when someone has refit a mantel without measuring.
The second is Article 9.22.5.1, which covers the hearth. The non-combustible part of the hearth has to extend 400 mm in front of the opening and 200 mm past each side. This is the rule that older retrofits ignore. Hardwood gets run right up to the firebox lip and nobody catches it until something scorches.
Article 9.21.4.4 is the chimney one. The flue has to clear the roof by 900 mm at the point where the chimney meets it, and by 600 mm over any roof surface within a 3 m radius. Short chimneys are why so many older Toronto homes that got re-roofed without a chimney rebuild now have draft problems.
One more thing on this. The City of Toronto requires a building permit for any wood-burning fireplace work and any chimney rebuild. Direct-vent gas units are the only exception.
Why firebox mortar matters more than you think
Standard Type N or Type S masonry mortar starts breaking down somewhere between 600 and 800 °F. A wood fire’s flame envelope routinely runs above that. NFPA 211, the technical standard a Toronto inspection will reference, requires medium-duty refractory cement inside the firebox itself, in the smoke chamber, and at the flue-liner setting joints.
The single most common complaint we hear from homeowners on a second visit is “I had this firebox patched five years ago and it is already crumbling.” Almost every time, the previous repair used regular masonry mortar instead of refractory. The right material survives well over 2000 °F and lasts decades. The wrong material is sand and lime turning back into dust. We use high-quality refractory cement on every firebox job for that reason.

What an inspection actually looks like: we open up the firebox and look inside, check the smoke chamber for spalling and gaps, work the damper to see if it still seats, measure the hearth against the OBC clearances, and walk around the chimney exterior brick. A camera goes up the flue when we cannot see it from the firebox. Our techs do this work daily on heritage Toronto stock. You leave with a written sheet listing what is damaged, what caused it, what fixing it involves, and roughly what it will cost. CSIA and NFPA 211 want this done once a year on any fireplace, hot all winter or cold the whole season, makes no difference to them. Regular maintenance on a masonry fireplace boils down to that annual visit, a thorough cleaning if creosote or soot has built up in the flue, and any repair work the inspection flagged, done before the next heating season puts the fireplace back under load.

Repairs caught early stay small. Caught after another freeze-thaw winter, they tend to grow. Most fireplaces in working condition can be kept that way with regular servicing rather than a major rebuild down the line.
Frequently asked questions about fireplace repair
What is the average cost to fix a fireplace in Toronto?
Depends on what we find. A small dispatch in the GTA usually carries a $1,500-2,500 minimum. Masonry tuckpointing on a chimney or firebox surround comes in around $15-30 per square foot. Full firebox rebuilds run more, because the firebrick and refractory cement cost more and the work is slower. Heritage restorations can run further still if the chimney needs masonry work above the roofline. We do not quote sight-unseen. The number you get is the number you get after we have looked.
How often should a masonry fireplace be inspected?
Once a year. CSIA and NFPA 211 both want a Level 1 inspection every twelve months, whether the fireplace ran every weekend all winter or sat cold the whole season. New wrinkle as of January 1, 2026: Ontario’s amended Fire Code now wants a CO alarm on every level of a home with a fuel-burning fireplace, plus near every sleeping area. The yearly inspection cost is no longer the only carrying cost of owning a working masonry fireplace.
Do I need a permit to rebuild my brick chimney in Toronto?
Almost certainly. Toronto Building wants a permit for any wood-burning fireplace work and any chimney rebuild. Direct-vent gas is the only exception that comes to mind. If the work is structural (firebox rebuild, raising the chimney over the roofline, redoing the hearth), the Building Code Act applies, no way around it. Permits also protect the homeowner if something fails downstream and an insurer asks questions.
Can you save my heritage fireplace, or do I need to replace it?
Usually save. If the original brick is structurally sound, we go with rebuilding the mortar joints inside the firebox using refractory cement, repointing the chimney up where it meets the roof, and cleaning the surround. The original firebrick stays where it is. We treat replacement as a last resort. In a Cabbagetown Victorian or a Roncesvalles semi, the heritage compliance burden of a replacement usually adds more cost than the masonry restoration would have in the first place.
